We are recommending these properties primarily for personal use and capital growth potential. However, with the excellent price for a property that could accommodate 8 people, a very good yield could be achieved over a short letting season. So if you are looking something to let just for 2-3 months in the summer this could be a real gem.
Capital growth
Property in Spain has sustained annual increases in the region of 15% for a number of years. This increase has been the average across the market. Clearly, it is possible to do even better than this by investing in property in a region in which the increase is above the average. There are several reasons why the Costa Tropical should give a better than average capital growth over the coming years;
Firstly, property in the region is substantially less expensive than in the neighbouring Costa del Sol.
Secondly, the last section of the “autovia del Meditarraneo”, between Motril and Adra, is due to be completed in the next few years. This will make the area much more accessible to car drivers.
Thirdly, Almeria airport is currently increasing its services, including daily flights from London (Stansted) with Easyjet commencing in November 2004.
Fourthly, the area has not suffered from the over development of some other Costas. More and more property purchasers are looking for something away from the overcrowded parts of the Mediterranean coast.
Buy-to-let
We are not recommending Albunol as a top buy-to-let location, as it is off the regular tourist trail. However, for clients looking for a property that will be for personal use in the majority of the year and for letting in the summer, these properties may well give a good yield, as they are a very good size for the price.
